Should I seal my attic before adding insulation?
Attic air sealing in Maywood means closing the gaps and holes in your attic floor, around pipes, wires, light fixtures and the hatch, so the air you pay to heat or cool stays in your rooms instead of drifting up into the attic. It helps lower the power bill, makes rooms less drafty and helps keep moisture out of the attic, and it's the step that comes before any new insulation.
Most people call because a room over the garage won't stay comfortable, the upstairs runs hot or the bill keeps climbing, and they figure the attic just needs more insulation. Insulation slows heat, but air slips right through it, so if the gaps aren't closed first, the new layer ends up fighting a draft. The price moves with how many gaps there are and how hard they are to reach, how much old insulation has to be pushed aside or pulled out, and whether stored boxes or attic flooring have to come up first. The schedule mostly turns on what has to be fixed before sealing can start and on whether the job needs a permit. I'll give you your own figure once I've walked the attic with you.
How we do attic air sealing, one step at a time
First I check that the attic is ready, because a few things have to be fixed before anyone seals it, and I go through those in the questions below. Then our crew moves stored things out of the way, lifts any flooring boards and rakes back the old insulation so we can see the top of the ceiling. If that old insulation is soaked or full of droppings, it comes out, since sealing under it and covering it back up just keeps the problem in your attic. We close small gaps around pipes, wires and ceiling joints with sealant or one-part spray foam, cover big openings and open soffits with solid blocking, use metal blocking around hot flues with caulk rated for the heat, and put covers over older can lights that aren't rated to touch insulation. The hatch gets sealed and weatherstripped too, because it's one of the biggest leaks in most attics.
Once the gaps are closed, most attics need more insulation on top, which is our retrofit insulation work, usually blown-in, meaning loose fill blown through a hose. Spray foam insulation seals air and insulates at the same time, but it costs more, so for most attics I'd rather seal the gaps and top up loose fill. The exception is a house with its ductwork up in the attic, because foam at the roofline brings those ducts inside the sealed space, and that's usually where foam makes more sense.
Attic air sealing in Maywood and the permit question
The City of Maywood requires permits for all new construction and, in most cases, for modifications, replacements and remodeling. That's a broad rule, and it doesn't settle on its own whether sealing your attic counts, so it's worth asking before work starts. When a job needs a permit, we pull it, book the inspection and keep you posted, and if you're not sure about yours, we'll help you ask the city's building division. Getting it right matters, because the city fines and penalizes both the owner and the contractor when a required permit is skipped.
We're based in Maywood and work in the cities around it, and the attics we open here and in Huntington Park and Bell often have thin, settled insulation, open gaps around old wiring and a gas furnace or water heater nearby, so the safety checks come up a lot. If you're close by and don't see your city on our site, call and ask.

Call or send a message

Walk the attic together
I look at the attic with you and show you what I'm seeing, like gaps around pipes or a bath fan venting into the attic, before I write anything down. Then I lay the work out in the order it has to happen, so you can see what comes first and why before you decide anything.
Handle prep and any permit
Anything that has to come first, like a gas appliance check or a fan that needs venting outside, gets planned ahead of the sealing. If the job needs a permit, we pull it and book the inspection with the city.
Seal the attic, then review
Our crew follows the plan, seals the leaks into your rooms and leaves the vents clear. At the end, they walk you through what they did and what was left open on purpose.
Why Maywood homeowners call Steady Maywood Spray Foam Insulation for attic air sealing
The plan explained before work
I come out myself and walk you through your own attic before anyone touches it, so you know why a leak gets fixed before insulation goes in. Once you understand the order, you can judge our work and anyone else's.
Running this business since 2017
I learned the trade working beside an experienced insulation crew, after running the schedule for a busy company where I saw what a skipped step costs people. That's why our crew handles what has to come first before a single gap gets sealed.
Licensed and insured for your job
We're licensed and insured. That matters here because the city checks contractors for a valid state license and workers compensation insurance, so ask any contractor you're comparing for both.
Your satisfaction, guaranteed. If you'd like to know whether your attic is ready to seal, send us a note or call and I'll come take a look.

Questions about attic air sealing in Maywood
What does attic air sealing cost in Maywood?
Around the Los Angeles area, an attic insulation job with blown-in fiberglass and air sealing at the obvious gaps usually runs about $1,200 to $1,500 per job. That's the going rate for that kind of work, not our quote, and an attic with lots of hard-to-reach gaps, old insulation to remove or safety fixes to make first will come out differently. I'll give you your own number after I've walked the attic with you.
How do I know if my attic is ready for air sealing?
Your attic is ready once nothing up there has to be fixed first. A federal guide on attic air sealing says to hold off while the house has live knob and tube wiring, vermiculite insulation, bath fans venting into the attic, a leaking roof, or an unvented kerosene heater or gas fireplace. Vermiculite, the gray-brown pebbly fill, may contain asbestos and should be tested with professional advice before anything else happens, so if I see any of these, we plan that fix first and the sealing after.
Will air sealing block my attic vents?
No, a careful job leaves them open. Soffit, ridge and gable vents and combustion air ducts are openings meant to move air, and they only work if nothing blocks them. We seal the leaks into your rooms and keep blocking and insulation clear of those vents, because a buried eave vent stops the attic from breathing and moisture can show up in the framing.
How do I air seal an attic safely with a gas furnace or water heater?
Plan for a combustion air check as part of the job. The same federal guide says a gas or oil furnace, water heater or boiler venting up a natural draft chimney needs combustion air brought straight from outside, and it calls for a backdraft test, which checks that exhaust goes up the flue instead of back into the house. I look at your appliances on the first visit and work that check into the plan.
Does attic air sealing in Maywood need a permit or a licensed contractor?
Attic air sealing in Maywood should be done by a licensed contractor, and the city decides whether your job needs a permit, as covered above. California licenses insulation contractors as their own class, and it only lets an unlicensed person take a small job when it comes to $1,000 or less, needs no permit and that person has no employees on it. If your job turns out to need a permit, that exemption doesn't apply at all.
Do we have to leave the house during attic air sealing?
Usually not when we seal with sealant, blocking and small amounts of one-part foam, since you can stay home while the crew works overhead. If the plan calls for spray foam over a larger area, there's a re-entry time, the wait before you, the kids and the pets can come back inside, and I'll give you that from the foam maker's instructions before we start.
Work that often goes with attic air sealing
Retrofit insulation
Once the gaps are closed, an older house usually needs more insulation added on top, and a retrofit picks up right where the sealing leaves off.
Spray foam insulation
If your ducts or air handler sit in the attic, foam at the roofline can seal and insulate at once, which is usually worth the higher cost there.
